The statute of limitations (statutory deadline) applies to all cases of personal injury. Therefore it is important that as soon as you feel able to give instructions you should contact us so we can meet with you.

Residential Property
We advise on all aspects of the purchase and/or sale of residential and investment properties, including mortgages, planning compliance, family home protection act compliance, co-ownership agreements and private residential letting agreements. We also advise clients in relation to legal issues regarding Management Companies in multiple unit developments.
In addition, we also have extensive experience on advising families in relation to Voluntary Transfers of property between family members and associated tax reliefs.
Residential Letting
The introduction of the Residential Tenancies Act 2004 has altered the landscape for both Landlords and Tenants in recent times. Both parties now have defined rights and obligations under the Act and have recourse to the Private Residential Tenancies Board (PRTB).
We provide comprehensive advice and assistance to our clients in this area to include the drafting and negotiating of Letting Agreements, Landlord and Tenant disputes, the Residential Tenancies Act 2004 and the Private Residential Tenancies Board.
Conveyancing is the 'act of transfer of title to property from one person to another'. In essence it is the legal process of buying and selling property.
Property conveyancing by law, must be done by a property solicitor or licensed conveyancer.
Solicitors normally practice all areas of law, including conveyancing. Essentially the conveyancer is acting on behalf of either the buyer or seller and representing their interests in the property purchase or sale. It is the conveyancing solicitors job is to ensure that the terms and conditions of the contract for sale are fair and reasonable and that all of the financial information is correct. The process for what they actually do differs as to whether they are acting for the buyer or the seller.
The seller's conveyancer will request a copy of the land registry entry for the property. They will then prepare a contract for sale, incorporating the land registry plan and details, before forwarding it to the buyers solicitor (or licensed conveyance).
The buyers conveyancing solicitor will apply for the searches from a variety of bodies including the local authority, and will assess the contract for sale that has been received from the seller's lawyer. If the buyer is borrowing money on a mortgage then the solicitor will need to receive a copy of the mortgage offer and be satisfied that the buyer has sufficient funds available to complete the purchase.
Once all of the queries have been resolved, the searches have been received, and proof of funds achieved, then both parties will be in a position to exchange contracts.

The Criminal Law department at Hassett Considine Solicitors LLP is headed by Daragh Hassett, Partner. Daragh is one of the lead criminal defence practitioners in Ireland and has for over 25 years in practice defended criminal cases in the District Court, Circuit Court and the Central Criminal Court.
Members of the public have a perception that they may never have to interact with a Garda investigation. This is far from accurate as nowadays people from all walks of life can find themselves arrested or charged with a criminal offence. Arbitration, a form of alternative dispute resolution (ADR), is a legal technique for the resolution of disputes outside the courts, where the parties to a dispute refer it to one or more persons (the "arbitrators", "arbiters" or "arbitral tribunal"), by whose decision (the "award") they agree to be bound. It is a settlement technique in which a third party reviews the case and imposes a decision that is legally binding for both sides.
